Guidance Notes for Tenants:
If you find a property you like, you will be asked for £120.00 as a holding deposit. We then take bank and employment references, and subject to these being satisfactory, a mutually convenient date will be arranged for you to sign contracts, pay your first months rent in advance and an additional deposit of one months rent plus £200.00. You will then be given the keys to your new property.
Tenancy Agreements:
These are Assured Shorthold Tenancy Agreements, whch cover a minimum period of 6 months initially. This Agreement sets out the terms and conditions of your tenancy, the obligations of the Landlord, and our obligations as Managing Agents of the property. It is signed by you, and by Halcyon on behalf of the Landlord. You should always read your Tenancy Agreement in full before you sign it. If you have any questions, we shall be happy to answer them for you.
Deposits:
The deposit as detailed above (the value of one months rent plus two hundred pounds) is held by Halcyon as a stakeholder. It is refunded in full at the end of your tenancy, subject to any reasonable deductions as required by the tenancy agreement and the inventory.
Halcyon House does not pay interest on any deposit monies held.
Rent Collection and Utilities:
Rent is payable monthly in advance, by Standing Order. Utility accounts (Gas, Water, Electricity and Council Tax) are all informed by Halcyon of your tenancy start and finish dates. You are responsible for paying the bills for the duration of your tenancy.
Inventory and Contents:
Before you move in, a full inventory is taken of the property and it's contents. The Inventory also includes a condition report, which details any signs of wear which exist before you move in. In addition, it details the meter readings at the time the last tenant vacated. You will be asked to sign and return the Inventory within 7 days of the start of your tenancy, with any alterations you think are necessary and the most up-to-date meter readings.
Vacating the Property:
A letter will be sent to you one week before your final leaving date, stating the time and day on which your check-out will take place. During the check-out, the inventory will be checked, along with the condition of the property, and it is after this inspection that any necessary deductions are taken from your deposit (for example missing items, broken items).
Should you decide to vacate the property before your tenancy agreement expires, you will still be held liable for the rent and all bill payments until the end of your term as defined by the contract, or until other suitable tenants are found and have moved in.
